RENTAL MARKETING

Additionally, we market your property on dozens of other rental websites. We get numerous inquiries and applications from prospective clients. RENT COLLECTION
We use a state-of the art, online platform for rent collection. Our automated portal helps to reduce errors and maximize efficiencies. Over 90% of our residents pay rent online through our portal. This way, your cash flow is protected and you maintain financial consistency. It's extremely rare that rent is not collected and paid to our owners on time.
INSPECTIONS
An annual inspection is included in our core fee. We provide our clients with a detailed report which allows them to understand their property's condition. Additional inspections are also available upon request. But typically they're not needed as our qualified vendors and handymen promptly respond to maintenance requests. So generally, we have "eyes" on throughout the year and can preemptively identify any potential problems, unauthorized pets, etc.
TENANT SCREENING
We have a rigorous tenant screening process and scoring system. We're so confident in our tenant selection process that we offer our owners an Eviction Guarantee. This means that we'll pay up to $1000 toward eviction expenses, if needed. Fortunately, this is very rare. That's because we source qualified tenants who have a stable income, good credit, and references.
MAINTENANCE
We work with qualified, insured vendors. They ensure that maintenance issues are accurately diagnosed and promptly addressed. We don't upcharge these invoices like many other property managers do. Our owners receive detailed and accurate invoices with their monthly statements. This demonstrates to our clients that we're reliable, consistent, and transparent.
ENFORCEMENT
Our thorough screening process and healthy rapport with tenants help us to avoid costly evictions. But if an eviction becomes necessary, we have the authority and capability to handle evictions on your behalf. We use a custom lease that was drafted by an attorney in Georgia. This allows us to evict tenants who don't abide by the terms of the agreement.
