Pet Policy
Pets are a big part of many families. Some properties are not pet friendly and should not have them. All of our properties are pet friendly but we do have breed restrictions. We also charge nonrefundable pet deposit.
Resident Placement
Our resident placement fees are some of the most reasonable around. We offer lease terms between 12-24 months, our proprietary placement process lets us qualify residents to the criteria we set with you. If a resident breaks a lease, we find a replacement for no additional fee.
Rental Income
We provide monthly reports that can be accessed anytime through your owner portal. Your rent distributions are automatically sent to the bank account you choose.
Management Fees
Our fees are set based on your property management agreement with us. Our primary focus is to ensure residents pay their rent on time. Our experienced management team works with residents to ensure they get their rent paid.
Leasing Fee Service
Part of our resident placement service includes leasing fees. Utilizing our integrated marketing solutions and proprietary application process ensures leasing fees are charged only when rent is collected from a new resident.
Legal Compliance
We use the most current State approved lease agreements and resident notices which provide all the required clauses, terms & conditions - including covid notifications. This allows us to control residents and avoid evictions whenever possible.

Rental Marketing
We work with local realtors, list in the MLS, utilize other forms of marketing such as social media, outreach marketing (relationships with HR professionals in companies around town that hire c-suite employees from out of town).
Rent Collection
Good relationships and communication with tenants. Tenants know how to reach us and we answer their questions in a timely manner. Additionally, there are multiple ways for tenants to pay their rent. When it comes to delinquency, we have a very detailed process that has been created to reduce delinquency and ensure on time payments for owners.

Inspections
We do a bi-annual inspection. One interior prior to renewal and an exterior inspection.
Tenant Screening
We approve the highest qualified applicant vs the first tenant. Additionally, our qualifying criteria is quite selective and we have a thorough verification process. We verify current and future employment, require proof of income, rental verifications from previous landlords, and a criminal background and credit screening.

Maintenance
We only work with licensed and insured vendors in all areas of maintenance. Our trusted relationships ensure timely resolution for tenant issues and we assist with any maintenance/repair needed. Moreover, we do so without any added fees!

Enforcement
We follow the lease agreement and our addendum. All tenants are required to follow and we enforce by not making exceptions to the rules. We also work closely with HOAs to ensure that any violations by tenants are resolved quickly.
